Understanding Infrared Thermography
Infrared (IR) imagery represents the differences in temperature and emissivity of objects in the image. As a general rule, objects in the image that are lighter in color are warmer and darker objects are cooler. No object in the IR images attached is detected via visible light wavelengths rather, only from infrared - wavelengths. Lights and other relatively hot objects are very evident, but as a result of their heat, not light emissions.
When an image is taken by our IR technician, it is recorded on camera and later converted to a digital image. The image may be enhanced to its value to the end user on the final report.
Survey Analysis
We are contracted to find areas of wasted energy. Given the time frame, this survey of your home was focused on the heat loss, by finding insulation that is missing, misplaced or damaged in the interior/exterior walls and ceilings and by finding air leakage by identifyng temperture and moisture differentations within the structure.

Recommendations
We recommend all areas showing abnormalities be tested to find out the cause (s) and when warranted, these areas should be repaired. Our recommendations are not intended as criticisms of the building but rather as professional opinions regarding the conditions that we located. We are often asked how to prioritize the abnormalities that have been identified in our reports. Below, find the three categories:
1) Conditions which affect performance and life safety issues (if any) are of course, of the highest priority. (These conditions will be noted.)
2) Next are conditions that do not appear to pose any threat to the safety of the occupants of the building, but need repair because they create a condition that affects the building performance or could deteriorate the building itself. Examples would be items that appear to be large areas of heat loss or air infiltration.
3) Finally, lower priority conditions that have a lower impact on performance within the thermal, air and/or moisture barriers, but have reached the level of an unsustainable characteristic should be dealt with accordingly. These areas will be evaluated to determine if it is cost-effective to conduct the proper repairs.
Information Contained On the Thermographic Report
We will describe the locations of the various internal and external features/findings of the property through the use of thermal imaging. Any abnormalities will be recorded and noted on the properties thermographic assessment. Infrared thermographic and digital images are taken during the survey. If we did not find a reportable abnormality, we will not create an individual thermographic report but will address this in the overall assessment.
Interpretation
When viewing the IR images, abnormalities are commonly present. When IR images are taken during colder months, the areas of deficient insulation look darker. When IR images are taken during the warmer months the images look lighter.
General
Our state of the art technology reflects the conditions of the property at the time of the survey. Hidden or concealed defects cannot be included in this report, therefore no warranty is either expressed or implied, however an earnest effort was made to discover defects.

Special emphasis is placed upon energy conservation, efficiency and renewable sources, water conservation, indoor air quality (IAQ) and waste reduction. We look for chemical dependence with attention to the elimination of hazardous, toxic pollutants especially as they apply to indoor environments.
An assessment will vary from one property to another; however all assessments include over 100 analytical points of consideration with a Sustainability/Energy Star rating credited to each point. Our Sustainability Specialists will educate and inform you throughout the process. They will pay particular attention to, and make the home/business owner aware of, the sustainable return on investment for any recommended or proposed remediation.
GreenStars BPA process normally takes 1-1.5 hours with home/business owner participation. The assessment includes IR (Infrared) Imaging of the outside and inside of the property, along with a sustainability review of all essential building systems.
